If you want to see California’s DPA programs at their most powerful, look at the Valley. Where a home costs far less than on the coast, GSFA Platinum’s 5% grant or CalHFA MyHome’s deferred second covers a much larger slice of the down payment and closing costs. GSFA Platinum carries no first-time rule, so Valley families moving up qualify too. First-time buyers can layer MyHome, and first-generation buyers can reach for Dream For All in an open round. Fresno, Bakersfield, Stockton, and beyond
The Valley runs the length of the state’s middle. Fresno and Clovis anchor the center, with steady entry-level inventory.
